BE. YOUR PRIVATE VIEW: DOLOMITES

A panoramic chalet in an exclusive location,
a place that touches the heart and enchants at first sight.

We are in the Dolomites, designated as a UNESCO World Natural Heritage site in 2009. This privileged space offers its guests a unique experience, allowing them to enjoy a spectacular view of the majestic surrounding mountains.

An intimate environment where you can embrace slow living, listen to the breath of the trees, and rediscover the colors, scents, and sensations that accompany the natural flow of the seasons.

OUTDOORS

In this breathtaking location in Val di Fassa, the chalet stands, surrounded by a 6,000 m² meadow and immersed in pristine nature, yet easy to reach and well connected to major destinations such as Vigo di Fassa, Moena, and Lake Carezza.

What was originally a hay barn has been transformed into a modern chalet, following a meticulous conservation reconstruction.

This project, which creates a strong bond between architecture and landscape, was designed by the renowned South Tyrolean architect Pavol Mikolajcak.

It is inside the chalet that its bold contemporary design truly comes to life.

An open space, where light and air flow freely, with custom-made furnishings crafted by a local artisan. Seating, sofas, and minimalist lamps complement the décor with their elegant presence. The modern, high-tech fireplace stands as a sculptural and artistic centerpiece, radiating warmth and charm.

INDOORS

Different wood essences and stone finishes have been carefully selected by architect Mikolajcak for both their properties and aesthetic impact. The light-colored spruce walls create bright spaces, harmoniously blending with the solid larch flooring and the local Dolomia limestone.

The sleeping area is located on the upper floor, separated from the living space but still open to the large panoramic window, offering breathtaking views of the mountains.

A front-row seat to witness the magic of sunrise and sunset.

FROM HAY BARN TO CONTEMPORARY CHALET. A DESIGN AND SUSTAINABILITY PROJECT

“I believe in honest architecture, one that speaks a measured language and focuses on the territory, materials, and the intelligent use of technology.”

Pavol Mikolajcak

These principles translate into projects and homes that are a pleasure to live in: like those designed by Pavol Mikolajcak, a multi-award-winning Slovak architect and a true master of high-altitude buildings.

A deep expert not only of the geological and landscape characteristics of the area but also of the challenges that come with building in such environments, in close contact with these spectacular mountain ranges.

“In this type of chalet, people usually expect to find a design that somehow reproduces a traditional, vintage style. Instead, my project surprises because it is decidedly contemporary, sustainable, made with natural materials, and equipped with advanced technologies.”

The goal of minimizing environmental impact is also reflected in the use of geothermal energy, harnessing the earth’s heat for heating and energy efficiency.

ARCHITECTURE

The original structure was a barn built in the 1960s, raised from the ground, with strict constraints on its shape, volume, and exterior openings but requiring a complete reconstruction.

This was the challenge that Pavol Mikolajcak transformed into a rigorous, balanced project that reinterprets the traditional aesthetic of the chalet while maintaining a profound connection with the Alpine spirit.

“Barns were, in their own way, transparent structures, allowing light and air to flow through. This principle guided the design of the new building.”

The architectural constraints required the exact preservation of the position and dimensions of the original side openings, which were historically used for moving hay in and out, as well as maintaining the compactness of the two main facades.

On the south-facing facade, the mountain sun is filtered through rhythmic grids of larch slats, a highly resistant wood, ideal for outdoor use.

Only someone deeply familiar with the soul of the Dolomites can create spaces that are so special, welcoming, and capable of preserving the environment within a vision of quiet luxury hospitality.

“Building means envisioning architecture in its evolution over time.”

Pavol Mikolajcak

EXCLUSIVITY

A sanctuary open to the world, set in one of the most fascinating places in Italy,
where you can leave behind the rhythms, habits, and stress of daily life, to listen to the profound call of nature and embrace its silence.

Having access to an untouched and breathtaking landscape is a unique privilege: the privacy and warmth of a private home, directly connected to the mountains.

This is how magic is created.
